Garage Door Maintenance

As with most household items you use on a daily basis, garage doors should be inspected and maintained regularly, particularly if you want to get the most out of their lifespan. Garage doors experience wear and tear over time and making sure you regularly check on them and address minor issues can prevent major problems and high repair costs.

At Neighborly Garage Door Pros, we recommend you schedule a maintenance visit at least once a year for newly installed doors and even more frequently (2-3 times a year) if you have an older model in order to prevent serious damage and malfunctioning. We offer a 1-year maintenance plan for our customers which includes a visit every 6 months to check the tension, oil the tracks and inspect for any signs of impending issues.

Though we don’t recommend repairing or replacing a garage door on your own, there are certainly small things you can check and do on a regular basis to make sure your door keeps operating properly. Here are a few DIY maintenance tasks homeowners can perform to make sure their door is in good condition:

  • Clean your garage door – Wash the interior and exterior with a soft sponge or cloth and soap thoroughly rinse it with a hose. For wooden doors, simply use a dry, soft cloth and wipe it down without water. Also, use a broom to remove any debris, cobwebs, etc., particularly around the tracks and motor
  • Replace batteries and bulbs – Check on the batteries in your remote opener as well as the one on your wall and replace when needed. When a bulb goes out, make sure to replace it with one recommended by the manufacturer.
  • Check the hardware – Regularly check the hardware (screws, nuts, hinges, etc.) to make sure everything is properly fastened. If something is loose, you can probably tighten it yourself with a screwdriver, but if it gives you difficulty, call a professional so as not to force it and cause damage. Warning: Never touch the bolts on the torsion springs. You can also regularly lubricate the hinges with lubricant found at a local hardware store and clean the tracks with carburetor or brake fluid. However, never lubricate them as this could cause the door to slip and become unbalanced.

  • Unusual noises when you open or close it
  • It is closing slower, faster, or more unevenly than usual
  • The opener, keypad or remote aren’t working properly (and you have already tried replacing the battery)
